San Francisco SEO Agency for the City and the East Bay, Run From Oregon

Portland Peak SEO wrote this page as a San Francisco SEO agency, from a desk in Lake Oswego, Oregon. Three monthly prices, $450, $950 and $2,500, apply on both sides of the bay, with nothing to sign.

AGENCY, COMPANY OR SERVICES

Agency, company or services: is a San Francisco SEO agency what you need?

Portland Peak SEO answers to all three words, because the search wording changes while the work does not. An agency, a company and a services plan all mean someone writing pages, fixing the site and reporting each month. Here that someone is the founder, while the price stays the same whichever word you typed.

The three words land on this one page, so nobody has to guess which one we are. Search Console shows one conversational query reaching this site: how do I choose the right SEO agency in San Francisco. The FAQ below answers it with four questions, including the price.

The firm behind the page, in one paragraph

Portland Peak SEO is a founder, Andreas Benavente, and a marketing manager, Thomas Johnston, in Lake Oswego, Oregon. Every account gets the founder's own hours, and every monthly report also comes from his keyboard. No junior team touches your account, and the practice has run founder-led since 2015.

Under the California SEO company hub, this is the Bay Area page, since the hub gives each metro its own. A company selling nationwide reads the national SEO services hub instead; a state page is the wrong size.

No matter which word you searched, the free audit reads the same site and replies in the same 48 hours.

ONE BAY, TWO SHORES

Does one San Francisco SEO services plan cover Oakland and the East Bay too?

One Portland Peak SEO plan covers San Francisco and the East Bay, since the bay is one market. Local takes a single address on either shore, Growth as many as five, and Authority every city around the water. Nothing in the price changes when the address moves from the city to Alameda County.

Both shores also appear in one state report. On January 1, 2026, the Department of Finance put San Francisco at 845,658 people, rank 4 among California cities. By comparison, the 2025 column of the same report shows 844,394 for January 1, 2025.

The East Bay, city by city, as the state counts it

  • Oakland: 429,591 people and rank 8, both as of January 1, 2026.
  • Fremont: 233,974 people, rank 16.
  • Hayward: 161,557 people, rank 35.
  • Berkeley: 127,654 people, rank 48, which starts here.
  • San Leandro and Alameda: 87,431 people at rank 96, and 80,023 at rank 110; both start here.
  • Alameda County, all of it: 1,666,136 people, with 148,265 in the unincorporated area.

Contra Costa County, over the hills, counts 1,163,891 people and also starts here. South of the bay, Santa Clara County counts 1,932,468 people and San Mateo County 748,182. San Jose, though, keeps its own San Jose SEO services page, and Sacramento, inland, its Sacramento SEO services page.

Report E-1, released May 1, 2026, prints every count above in a cell of its own. Every rank is a printed row in the same release's city table, so none of them is ours to round. Still, the figures are a snapshot, not a trend.

What makes two shores one market

BART runs in five counties, with 131 miles of track and 50 stations, and has carried riders since 1972. Four downtown San Francisco stations serve BART and Muni Metro together, per BART's system facts page. BART's About page also calls the system essential to the health of the region's economy, connecting workers and businesses.

AC Transit, in operation since 1960, reaches 1.5 million East Bay residents across a 364 square mile service area. It also connects to 27 BART stations, by its own count. San Francisco Bay Ferry runs a fleet of 17 high-speed passenger ferries across the water.

The Metropolitan Transportation Commission, for its part, plans transportation for the nine-county Bay Area and its nearly eight million residents.

Tell the free audit form which shore you work from, so the answer comes back sized to it.

THE PORT SIDE

What does the Port of Oakland side of the bay mean for a plan?

A business near the Port of Oakland gets the same Portland Peak SEO plan as a shop downtown. Its pages describe what it does, and the Port's own figures, cited to the Port, back them up. No sentence on this page claims a port, warehouse or trucking client, because none exists.

The Port of Oakland dates from 1927, when the City Charter made it an independent City department. Seven Port Commissioners govern it, nominated by the Mayor and appointed by the City Council. It runs the seaport, the Oakland San Francisco Bay Airport and nearly 20 miles of waterfront, Jack London Square included.

The seaport and the airport, by the Port's own count

  • The seaport: 1,300 acres, four marine terminals, 25 ship-to-shore cranes and 14 shipping lines, per the Port's About page.
  • The containers: 2.07 million TEUs annually, per the About page. A Port release of September 23, 2026, counted 173,818 in August.
  • The region's share: more than 99% of the containerized goods moving through Northern California, per the seaport facts page.
  • The rank: among the four largest Pacific Coast container ports, by the same seaport page.
  • The berths: 18 deep-water berths and two intermodal rail facilities, per the seaport site.
  • The airport: 2,600 acres, 13 airlines, 48 nonstop destinations and more than 11 million passengers annually, per the About page.
  • The jobs: 98,345 in the region and $174 billion in annual economic activity, the Port says, with its partners.
  • Jack London Square: the epicenter of the Port's commercial holdings, per its history page. Today the Square mixes restaurants, retail stores, offices, hotels and entertainment venues.

A dining room near the Square buys the same Local plan as a retail shop in the Mission. Logistics businesses by the seaport also compete for buyers on the same results page as everyone else.

San Francisco, a city that is also a county

San Francisco runs as one City and County, and its own departments say so. The SFMTA, created by voters in 1999, calls itself a department of the City and County of San Francisco. It manages all ground transportation in the city.

San Francisco International Airport describes itself as an enterprise department of the same City and County. The Port of San Francisco, meanwhile, manages 7.5 miles of waterfront.

When you name the shore and the trade in the free audit request, the first fixes follow.

RATES, POSTED

What are the search engine optimization rates in San Francisco, in dollars?

Portland Peak SEO has three search engine optimization rates in San Francisco, all public: $450, $950 and $2,500 a month. Each runs month to month, and none carries a setup fee, a termination fee or a minimum term. Website builds, bought separately, come at $2,200, $5,500 or $8,500, one payment each.

Local, $450 a month

One storefront, neighborhood or city, on either shore: a Berkeley clinic, say, or a Mission District bakery. Local plans include Business Profile work, technical repairs and AI-ready copy, with seven-plus pages and two or three posts.

Growth, $950 a month

Built for several places at once: Oakland, Emeryville and Berkeley could share one Growth plan, up to five in all. Growth brings schema, editorial links and the AI Overview program, on top of ten-plus pages and three to five posts.

Authority, $2,500 a month

The whole Bay Area, or the bay with Sacramento or San Jose added. Authority runs the full AI search program, a report per market, five to eight posts and twenty-plus pages.

The pricing page carries the contract wording itself: notice, ownership and the rest, in writing. If you want to know how much work a month holds, open the monthly SEO plans page. Industry-wide rates, though, are a different subject, and the SEO cost guide holds them.

A website is one payment, bought with or without a plan

Three build prices, $2,200, $5,500 and $8,500, each paid once, cover our web design practice. A free website mockup arrives before you spend anything, and a free web design quote fixes the number afterward. Neither price depends on the other, so a build without a plan is normal here, and so is the reverse.

AN AI OVERVIEW ON THE CITY

Which San Francisco searches show an AI Overview, and who gets cited?

A search for san francisco ai seo on October 2, 2026, produced an AI Overview with nine cited sites. This site was not among them, and the agency, company and services searches showed no AI Overview at all. Both readings sit here on purpose; any buyer can repeat the search.

The capture came from DataForSEO with a San Francisco location, on desktop, and the research file keeps every cited URL. None of the nine appears here, because competitor names stay off this site's pages.

A web design search in the city also drew an AI Overview, with seven sites cited. The California web design page covers that service.

No special file, markup or schema appears among Google's requirements, per its AI features documentation of December 10, 2025. Instead, an AI Overview needs an indexed page with snippet eligibility, nothing more. So the AI work inside a plan is writing: a question up top, the answer under it, your name inside.

The AI SEO services hub holds the method platform by platform, ChatGPT and Perplexity included. Growth is also the tier where the AI Overview program begins. No provider can promise a citation, though, since the engine picks its own sources.

OREGON TO THE BAY

How does a San Francisco SEO company work from Oregon, across the bay and a state line?

Portland Peak SEO serves San Francisco the way it serves Portland: by video, email and your own logins. The founder rents no Bay Area address, keeps no local office and picks up the phone in Oregon. Pages, fixes and reports still arrive on the schedule a client across town would get.

The region itself works at a distance more than it once did. BART's About page names two things that changed its ridership: the pandemic and remote work trends in the Bay Area. Before the pandemic, the same page says, BART served 405,000 trips on an average weekday.

If an owner meets customers on video, there is little reason to want the SEO provider in the room. One that lives on walk-ins cares about the map instead, and the map answers to the address, not the provider. So Bay Area businesses compete on that map with their own address, wherever their agency sits.

What distance decides, in Google's own words

Three local factors, relevance, distance and prominence, head Google's local ranking help. Work from Oregon moves the first and the third, since both live in your profile and your site. Distance, though, answers only to where the business sits and where the searcher stands.

Under Google's Business Profile guidelines, a mailing address where nobody works, the virtual office, earns no profile. So nobody here suggests one. The ranking page also closes the promise question: nobody can request or pay for a better local ranking.

Both movable factors also get a reading in the free audit.

FOUR TRADE SEARCHES

Which San Francisco trade searches already reach this site, and where do they start?

Four San Francisco trade searches reach Portland Peak SEO: law firms, pest control, pool builders and dentists. All four pay what any Bay Area business pays, from $450 a month. Two trades have a page linked below; everyone else in the city or the East Bay starts here.

  • Law firms and pest control companies: this page is the starting point for both.
  • Pool builders: the closest trade page is contractor SEO, since this site has none for pools.
  • Dentists, and any trade not named here: the SEO by industry page carries the whole list.

Search Console shows each of those searches reaching this site already. That is why the links sit here, in prose, instead of in a chip wall. Read the trade page for the trade and this page for the bay, then write to us from either.

Which businesses gain the most, and the long tail of searches

Healthcare clinics, home services, retail shops, restaurants and professional services firms also find a route on the industries page. Portland Peak SEO ranks no industry above another; the gain depends on how many buyers search for your trade.

Vertical long-tail queries reach this site too, each with a specific intent: a trade, a city and a service. Search Console never says whether someone spoke a query aloud, so this page makes no claim about voice search.

Send the free audit form from either page, since the reply is the same.

NUMBERS YOU CAN OPEN

Which numbers on this page can a Bay Area buyer open and check?

Each figure here links to whoever printed it: a state office, the Port, BART, Google or a client's tool. Portland Peak SEO has no San Francisco or East Bay client reading to show, and this paragraph says so. Instead, the two client readings that follow name their tool and their date.

A records site, one search term

For the term "title search cost", U.S. Title Records held an average position of 4.9 across 1,323 impressions. The window is Search Console's 90 days to September 2026.

A cleaning company, one suburb

Wincher logged a 22-place climb for Blue Heron Services on a West Linn term. The new spot, on March 27, 2026, was position 3.

The same records site, all of it

Its whole-site total, shown in the screenshot below, is 9.33K clicks on 820K impressions, averaging position 11.1.

Those two readings come from Oregon businesses, and a Bay Area market can behave differently. A position is visibility, nothing more, while sales appear in your own report's leads line.

Pictured: the client U.S. Title Records, a records site with no Bay Area connection. The screenshot shows Search Console's web-search performance between May 18 and August 16, 2026.

The California client this site already names

The site already names one California client, Jacob Levin Law, a criminal defense firm in Redding. The firm owns its WordPress site, whose first phase carried 18 pages. Redding lies far north of the bay, and its results say nothing about Bay Area searches.

The client case studies page holds longer write-ups, for these clients and others among more than 20. GreenTree Services is missing from that list on purpose: the founder owns it, so it is not a client.

The free audit is where your own numbers start, and month one's report then measures from there.

LEAVING, JUDGING, KEEPING

Who owns the logins, and which month is the fair one to judge?

Every login is yours from day one, with Portland Peak SEO as a manager you can remove at will. A plan ends on 30 days' notice with no fee, and everything built stays with you. Judge the work after 90 to 180 days, Portland Peak SEO suggests, since results vary from site to site.

Your Wincher login, kept by you, holds the first month's positions, and the founder writes every monthly report himself. Both sides read the same numbers, so each renewal is your call, made on the report rather than a pitch.

Before any engagement, the first step is the same free audit for both shores. Whatever you decide later, you keep the audit from the start.

ASKED FROM BOTH SHORES

Questions from San Francisco and the East Bay before you write

Thirteen questions, answered in five groups of one paragraph each; the fourteenth is yours, in the form below.

Oregon and the two shores

Is Portland Peak SEO really a San Francisco SEO agency if it sits in Oregon?

Portland Peak SEO is both things at once: an Oregon address, and an agency that takes San Francisco work. Dial (971) 280-2861 and an Oregon desk answers, while everything else, meetings included, happens on a screen. Andreas Benavente, the founder, is the person on your account, whichever shore you call from.

Does the price change for an Oakland, Berkeley or Fremont address?

An Oakland or Fremont address pays Portland Peak SEO what a Marina address pays: $450, $950 or $2,500 monthly. The tier follows the footprint rather than the county line. A single Hayward shop belongs on Local, while a firm with crews in Oakland, Berkeley and Hayward belongs on Growth.

Does the plan reach Marin, San Mateo or Contra Costa addresses?

Portland Peak SEO takes Marin, San Mateo and Contra Costa addresses on the same three plans as the city. Name the county in the form’s comments when you write. San Jose and Sacramento businesses, by contrast, have pages of their own, linked above.

Choosing and paying

How do I choose the right SEO agency in San Francisco?

Before you choose one, put four questions to any agency, Portland Peak SEO included. Ask what it costs, who does the work, what stays yours and whether it promises a position. In short, a written price, a named person, your own logins and a plain no are the right answers.

Can a San Francisco business pay a flat rate instead of asking for a quote?

Portland Peak SEO never quotes SEO; a San Francisco business picks Local, Growth or Authority and pays that flat rate. The free audit tells you which tier fits, although you can start on any of the three. A website is the one thing with a quote, and that quote is free and in writing.

Is AI SEO for San Francisco a separate line on the invoice?

Portland Peak SEO bills nothing extra for AI search, because every plan’s pages already read as quotable answers. The AI Overview program begins at Growth, $950 a month, and the full program runs on Authority. Google’s own documentation names no special file or markup, so it leaves nothing to sell as an add-on.

The port, the map and the promise

Does a trucking or warehouse firm near the Port of Oakland need a different plan?

Portland Peak SEO writes a trucking or warehouse firm’s pages for its trade, inside the same three plans. A single yard sits on Local; five locations fit Growth; the region and beyond is Authority. When a Port figure helps a reader, the page quotes it and also links the Port’s own site.

Will a remote agency hurt my place in the San Francisco map pack?

Portland Peak SEO cannot move your map position by sitting closer, and neither can an agency on Market Street. Of Google’s three local factors, only distance depends on an address, and the address in question is yours. The other two, however, respond to the pages and the profile, and that work travels.

Will anyone at Portland Peak SEO promise a Google position?

Portland Peak SEO makes no position promise, spoken or written, since Google alone decides where a page lands. On Google’s own page, a better local ranking is something nobody can request or buy. So a promise of one, from anyone, describes something Google says nobody can buy.

The fair month and the exit

When is it fair to judge a San Francisco campaign?

Portland Peak SEO puts the fair verdict between day 90 and day 180, and says results vary either way. The baseline comes first, in month one, from Wincher and Search Console; then each report measures the distance travelled. Still, a quiet month gets its report too, with the flat numbers shown.

What do I keep if I leave after a few months?

Portland Peak SEO never holds your website, Search Console, Business Profile or Wincher login; all four are yours. So do the pages, the posts and every report; notice is 30 days, and the exit fee is zero. Nobody asks for anything back, and the audit from the start also stays yours.

The website and the free audit

Do I need a new website before SEO can start in San Francisco?

Portland Peak SEO starts SEO on the site you have, and says so if the site itself is the problem. If you want a rebuild, it comes from our web design practice at three one-time prices, $2,200 to $8,500. You see a free mockup of the design before any money moves.

How long does the free audit take, and what arrives?

Portland Peak SEO emails back within 48 hours, and what comes back is a person’s written review, not a scanner’s. The fixes come in order, with the one most likely to move your Bay Area searches first. No charge, no card, and the written review stays with you even if you never hire us.
